The Plan Design Process

Everyone enjoys talking about a new home or addition they’re planning, and most people have definite ideas about what they like. But, there’s much more to designing a living environment than simply arranging rooms. Kaufman Home’s utilizes the following steps in the pln design process whether it is a home remodel, custom home, commercial project, or possibly home repair jobs.

The Personalized Plan Design Process

  1. Our first step to successful plan design begins with the ability to listen to you, the client.
  2. Our design team at Kaufman Homes will visualize your stated expectations and space needs and with you begin formulating some ideas on paper.
  3. We visit the site and a site analysis is prepared.
  4. A written design program is developed and a budget range is discussed. Not only are there aesthetic issues - form, scale and balance - but also, structural design and code requirements which the building designer must consider.

Information Gathering and Brainstorming

This information gathering process occurs in the first phase, it is commonly referred to as the Schematic Design phase. 

  • While reviewing materials you’ve collected and discussing your project ideas with our building designer, an overall “design scheme” can be formed.
  • You should expect this “brainstorming” process to occur 3-5 times before an acceptable preliminary design concept is completed.
  • Overall project goals, including budget and timeline targets, are considered during this phase.
  • Making wish lists and important budget decisions will lead to a smooth transition to the Design Development phase.
  • Expect us to translate your vision into a design that works in harmony with your lifestyle.

Pencil to Paper…

  • Decisions made during the Schematic Design, “brainstorming” phase, along with evaluating site conditions, code requirements, and client requirements and desires are used to begin the Design Development phase of the project.
  • During this phase, the building begins to take shape by forming major building elements such as ceiling heights, room sizes, roof design, and footprint layout in an attempt to create the “design intent” for the project.
  • The exciting process of putting “pencil to paper” helps the visual part of the design take form and initiates the product and amenity selections.

Refine and Finalize…

The final drawing phase is known as the Construction Document phase.

  • Construction Documents are commonly referred to as “blueprints”. Their purpose is to serve as a set of instructions to the builder and other trades people for use in the construction of your home. Various professionals including engineers, plumbing and mechanical providers, kitchen designers, decorators and others will provide input and technical advice to help in producing a well coordinated and detailed set of plans to construct the home as intended.
  • The Construction Document phase provides a perfect time to complete plans for lighting, landscaping, interior decorating, and other items so that a full set of information can be incorporated into the final drawings.
  • Selecting and organizing finish materials, colors, plumbing and lighting fixtures will be an essential element in providing a complete set of instructions for the builder to use.
  • Once the Construction plans progress to this point and are “permit ready”, the selections can be solidified and a detailed set of specifications can be developed for use in the estimation phase of the project where the construction budget is formulated and the construction of your new home can begin.
